At Crawlspace Specialists Surrey, we don't just "fix" crawlspaces — we engineer high-performance foundation environments. When we started working on crawlspaces in the Lower Mainland, we quickly realized that the problems we encountered here were not the same as those described in textbooks or addressed by products designed for drier climates. Surrey and the Fraser Valley present a specific combination of challenges: heavy and sustained Pacific rainfall, clay-heavy soils that hold water against foundation walls for extended periods, a mild climate that prevents the ground from freezing deeply enough to push moisture away from foundations, and an enormous inventory of older homes built with vented crawlspaces in an era when "let the air through" was the accepted approach. That approach simply does not work here.
Over the years we have refined our methods through direct experience on thousands of crawlspaces across Metro Vancouver and the Fraser Valley — from heritage homes in New Westminster and Fort Langley to newer subdivisions in Clayton Heights and Burke Mountain. We understand which vapor barrier thicknesses hold up in aggressive conditions, how to size a sump pump for Newton's flat, high water-table terrain versus the sloped soils of North Delta, when structural post replacement is necessary versus when a beam repair will suffice, and how to set a dehumidifier's humidistat to maintain the 50-to-55-percent relative humidity range where mold simply cannot establish itself. How We Approach Our Work
Our service philosophy is straightforward: diagnose accurately, recommend honestly, and execute with quality materials and workmanship. We do not have a one-size-fits-all package that we sell to everyone. Every crawlspace is different — different square footage, different soil conditions, different water table dynamics, different age and construction method, different moisture history. We take the time at the inspection stage to understand what is actually happening before we propose a solution. That means the work we recommend is what your home genuinely needs, not the most expensive option we can sell.
We use materials that are specified for crawlspace applications — commercial-grade dehumidifiers rather than consumer units, 12-mil to 20-mil reinforced polyethylene vapor barriers rather than the thin 6-mil sheeting sometimes used for cost savings, hot-dip galvanized or stainless steel hardware in coastal or high-humidity environments, and pressure-treated or engineered lumber rated for the conditions when structural replacement is needed. These choices reflect a commitment to lasting results. A crawlspace that needs to be redone in five years because the materials were inadequate is not a service we are interested in providing.
We are also transparent about what we cannot fix. Crawlspaces that have significant structural compromise sometimes require a structural engineer's review before remediation work can be designed correctly. Homes near floodplains may have conditions that require drainage engineering beyond standard crawlspace practice. When we encounter these situations, we say so clearly and can help connect homeowners with the right additional resources. Our goal is to be genuinely useful to you — not to over-promise what a crawlspace specialist can deliver.
