Sump Pumps in Surrey: Do You Actually Need One?

Not every Surrey home needs a sump pump. Here is how to decide if your crawlspace is a candidate based on water table, soil, and drainage patterns.

When a Sump Pump Earns Its Keep — and When It Does Not

Sump pumps are one of the most over-recommended crawlspace upgrades in the Lower Mainland. Some homes genuinely need them. Many do not. Knowing the difference saves money and avoids unnecessary maintenance.

Homes That Probably Do Need One

  • Low-lying areas near rivers or wetlands. Bridgeview, parts of Newton near the Serpentine River, areas around Mud Bay in South Surrey, Pitt Meadows along the Pitt River.
  • Properties with a high seasonal water table. Dig a foot down anywhere on the property in February — if the hole fills with water, you have a sump pump candidate.
  • Crawlspaces with a history of flooding. Even one major event in the past five years means it can happen again.
  • Homes with interior perimeter drain tile that has nowhere else to discharge.

Homes That Probably Do Not

  • Sloped lots with good exterior drainage. Water moves downhill and away.
  • Higher-elevation neighborhoods like Sullivan Heights, Panorama Ridge, or parts of Cloverdale on the upland side.
  • Homes with quality perimeter exterior drainage (footing drains discharging to daylight or storm sewer).
  • Crawlspaces that have stayed dry through previous atmospheric river events.

What a Sump Pump Does Not Solve

A sump pump removes water that has already entered the crawlspace. It does not stop the water from getting in. If your problem is foundation wall leakage, gutter overflow, or grading that directs water toward the house, those need to be fixed separately. A sump pump on top of an unaddressed water source means a pump that runs constantly and wears out fast.

If You Install One, Specify It Right

  • Adequate horsepower for the catchment area — usually 1/3 HP minimum
  • Battery backup (heavy storms cause power outages — exactly when you need the pump)
  • Discharge line routed at least 10 feet from the foundation
  • Annual inspection and float-switch testing

The Honest Recommendation

We have walked away from quoting sump pump installs in Surrey homes that did not need them. If the conditions do not warrant the equipment, a pump is just one more thing to maintain. An accurate assessment matters more than maximizing scope.
