Inspection & Assessment
Know exactly what is going on under your home. Our detailed inspections provide photos and a comprehensive plan for repair.
Most homeowners never see what is happening in their crawlspace. It is the part of the house that is easiest to ignore — until something goes wrong. A professional inspection gives you an accurate, documented picture of your crawlspace's current condition before small, addressable issues become large, expensive ones. Our inspections are not cursory walkthroughs; they are systematic evaluations of every component of the subfloor environment, conducted by technicians who know what to look for and can explain what they find.
During an inspection, we measure moisture content at multiple points across the framing using a calibrated pin-type moisture meter. Readings above 19 percent in wood indicate active moisture damage and elevated mold risk. We also record ambient relative humidity and temperature in the crawlspace, note any visible mold growth (recording species where identifiable by appearance), assess the condition of existing insulation and vapor barriers, check structural members for signs of rot, insect damage, or inadequate bearing, and photograph all significant findings.
Structural assessment is a particularly important component in older Lower Mainland housing stock. Homes built in the 1960s and 1970s often used dimensioned lumber that has since been regraded downward by modern standards, and original pier heights and spacings that were adequate for the original floor load may be marginal after decades of deflection. We look for center beams that have settled below their design elevation, posts sitting directly on soil (rather than on concrete footings), and joists that show signs of notching or damage from trades work over the years.
At the end of an inspection, you receive a written report with photos of every significant finding, moisture readings, and a prioritized list of recommended actions. We distinguish between conditions that require immediate attention (active water intrusion, structural compromise, significant mold) and those that can be monitored or addressed in a planned maintenance window. This allows homeowners to make informed decisions rather than reactive ones.
We also provide pre-purchase inspection services for buyers conducting due diligence. A crawlspace inspection before finalizing a real estate transaction in Surrey or the Lower Mainland is one of the best uses of inspection budget available — crawlspace problems that are invisible on a standard home inspection can represent significant remediation costs, and knowing about them before closing gives buyers negotiating leverage or the option to walk away.
