Tsawwassen occupies the Tsawwassen Peninsula at the southwestern corner of the Lower Mainland, with residential development on the upland portion of the peninsula and the BC Ferries terminal on the causeway to the south. Bleach is largely ineffective on porous wood because its active chlorine dissipates before penetrating the surface, leaving the root structure of the mold intact. Proper remediation requires physical removal of the colonized material combined with a professional-grade biocide or encapsulant rated for crawlspace use.
